  Your insurance carrier may require a 4-point inspection to determine a home’s insurability.   A 4-point inspection focuses on four major systems:  HVAC (cooling and heating), electrical, plumbing, and the roof.  This inspection report provides an overview of the age, type, and condition of these four systems.

A wind mitigation inspection is done to determine if a structure’s construction can withstand strong winds such as those present during a severe storm or hurricane and may be required before an insurance company will issue a Homeowner’s Insurance Policy. This report CAN save you hundreds of dollars on your home owners insurance.

During a Pre-Listing Inspection, we check the home for signs of damage and defects that sellers should repair before putting the home on the market. By repairing these issues ahead of time, sellers assure that their homes are in the best condition possible before potential buyers arrive.

Homes that come with a one-year builder’s warranty should be inspected during the 11th month for any defects that might be covered. This inspection gives the new homeowner time to have the defects repaired before the warranty is over.

 Termites and other wood destroying organisms can often go unnoticed in the home until they have caused significant structural damage. We partner with a pest control company that will thoroughly check the home for any signs of an infestation or related damages.

 A Re-Inspection of repairs is a sure way to keep home buyers and sellers on the same page. During this follow-up to an earlier General Inspection, we check to see that all agreed upon repairs have been completed and meet safety standards.
